Preparing a dated townhouse for sale without a full renovation
When you're getting a property ready for sale, timing and budget often go hand in hand.
For this Burleigh Waters townhouse, the goal was to modernise multiple areas of the home without committing to the cost and disruption of a complete renovation. The property looked tired and worn, but the existing kitchen, bathrooms and laundry still had plenty of life left in them.
By resurfacing instead of replacing, we were able to completely refresh the home and help prepare it for the market within a tight timeframe.

The Challenge
The kitchen required repairs to damaged trims and patching before resurfacing could even begin, while the bathrooms had mould, worn finishes and signs of previous repairs that were affecting the overall presentation of the home.
With a limited timeframe before the property was due to hit the market, the objective was clear: achieve the biggest visual impact possible while avoiding the significant cost of a full renovation.

The Solution
We resurfaced the kitchen cabinets and benchtops, splashback, both bathrooms, vanity tops, vanity basins, shower, floor tiles and the laundry to create a consistent, modern finish throughout the home.
Bathroom floors
During the quoting process, we also recommended resurfacing the bathroom floor tiles. This delivered value for money and visual impact, while remaining well within the client's budget.
Repairs
Along the way, we repaired damaged kitchen trims, patched problem areas and restored cracked laundry tiles before applying our commercial-grade resurfacing system.

In the kitchen
The client intended to replace the kitchen flooring with hybrid flooring after our work was complete, so we were able to overspray the existing floor during the resurfacing process. Removing the shower screens allowed us to achieve a cleaner, more seamless finish across the bathroom floors before they were reinstalled.
Careful planning made the timeline possible
Although the property was vacant during resurfacing, the planning began well before the tenants moved out.
We completed the initial inspection while the tenants were still living in the townhouse, allowing the owner to lock in both the quote and the project dates well in advance.
Once the tenants vacated, resurfacing became part of a carefully planned schedule alongside decorative painters and other finishing works. Colour selections, floor resurfacing and project sequencing were all organised to ensure every trade could complete their work within the available timeframe before the property was listed for sale.
The Results
The tired kitchen, worn bathrooms and dated laundry were replaced with bright, fresh spaces that immediately lifted the overall presentation of the townhouse.
One of the biggest changes came in the bathrooms. After thoroughly cleaning the mould, repairing damaged areas and resurfacing the tiles, floors and fixtures, the rooms looked completely renewed.
Throughout the project, the client regularly commented on the progress, particularly after seeing repairs that they hadn't realised were possible.
